What a Standard Home Insurance Policy Typically Covers

A standard homeowners policy is built around a few core protections. The first is your dwelling coverage, which pays to repair or rebuild the physical structure of your home if it’s damaged by a covered event. Fire, windstorm, hail, lightning, and certain kinds of water damage (from a burst pipe inside the home, for example) are commonly included. The second is personal property coverage, which extends to your belongings: furniture, electronics, clothing, appliances, and similar items.

Beyond that, most policies include liability protection. If someone is injured on your property and you’re found responsible, liability coverage can help cover medical bills and legal costs. And if a covered loss makes your home temporarily unlivable, loss-of-use coverage can help pay for a hotel or rental while repairs are underway.

That’s a solid foundation. But the gaps are where things get complicated.

Where the Coverage Gaps Usually Hide

Flooding

This surprises a lot of homeowners. Standard home insurance policies do not cover flood damage. If a creek overflows, a storm surge rolls in, or heavy rainfall sends water across your yard and into your basement, you’re typically looking at a separate flood insurance policy to cover that loss. For folks in lower-lying parts of the region or near waterways, this is worth a close look before the fall rainy season picks back up.

Earthquakes and Earth Movement

Similar story here. Earthquake damage, sinkholes, and general earth movement are excluded from most standard policies. Southwest Virginia isn’t known for frequent seismic activity, but it’s still worth knowing the exclusion exists.

Wear and Tear

Insurance is designed to cover sudden, unexpected losses, not gradual deterioration. If your roof has aged past its useful life and starts leaking, or an appliance breaks down over time, that’s generally a maintenance issue rather than a covered claim. Keeping up with routine upkeep actually protects your coverage in the long run.

High-Value Items

Standard personal property coverage often has sublimits on things like jewelry, firearms, collectibles, and fine art. If you own items with significant value in any of those categories, a separate endorsement or floater policy may be needed to cover them fully.

Home-Based Business Equipment

If you run a small business out of your home, your standard homeowners policy likely won’t cover business equipment or liability connected to that business. This is a gap we see more often now, and it’s an easy one to address with the right additional coverage.

Getting the Coverage Amount Right

One of the most common issues we see is underinsurance. Some homeowners insure their property for its market value rather than its replacement cost, and those two numbers can be very different. If your home were destroyed tomorrow, you’d need enough coverage to rebuild it at current labor and materials costs, not just what it would sell for. Given how construction costs have moved in recent years, policies that haven’t been reviewed in a while may leave a bigger gap than people realize.
